Down Payment
Most buyers aim for about 20% down, but many loan programs allow you to get started with as little as 3.5%. A higher down payment lowers your monthly costs and may help you avoid a monthly Mortgage Insurance Premium
Loan Term
Your loan length affects both your interest rate and your payment. Common options include 30-year and 15-year fixed-rate mortgages, and you can explore both in the calculator. Mortgage Lenders may be able to offer you other loan terms as well, some as long as 40 years, some as short at 10 years.
Mortgage Loan Types
There are Convetional loans, FHA loans, VA loans, USDA loans, and others types of loans. Some with fixed and some with variable rates. Fixed-rate loans keep the same interest rate and payment for the life of the loan—great for stability and planning ahead. Adjustable-rate mortgages (ARMs) often start with a lower rate that stays steady for a set number of years (like 5 years in a 5/1 ARM) before adjusting yearly. This can mean lower payments upfront.

The calculator also estimates property taxes and homeowners insurance, which you can adjust in the advanced options.
HOA Fees
If the home you’re considering has a homeowners association (HOA), monthly fees will be factored in too.
